As of January 1, 2025, the Affordable Rent Act will come into force, bringing several important changes for landlords. It’s crucial that your property has a valid points calculation by January 1, 2025, to meet the new legal standards. If your property does not meet the 144-point threshold for mid-range rent, you may face fines or be required to adjust the rent. Rent Adjustments
For all new rental contracts signed on or after July 1, 2024, landlords must adhere to the maximum rent limits based on the points system. Even for existing contracts, the rent may need to be adjusted if it doesn’t align with the points calculation. This could mean a reduction in rent either immediately or, in some cases, within one year. These rules apply not only to regular homes but also to student rooms and other non-independent living spaces.
From January 1, 2025, landlords who don’t comply with the new regulations may be fined by the municipality. Additionally, landlords must include the points calculation in new contracts, ensuring that tenants are aware of the maximum rent for the property.
